Discuss our client`s requirements including timescale and financial limits; assess these and give general advice on how to proceed. Agree our services.
Visit the site and determine the feasibility of our client`s requirements. Advise on the need to obtain approvals and other statutory requirements, including the appointment of a CDM co-ordinator under the CDM Regulations. Agree our services for this.
Prepare outline proposals and develop a scheme design incorporating any amendments requested by our client; prepare a cost estimate. Make an application for planning permission.
Develop the scheme design and carry out cost checks as necessary. Make and negotiate applications for Building Regulations or other approvals.
Prepare production information, including drawings, schedules and specifications of materials and workmanship.
Advise on tenderers; invite tenders; appraise and advise on tenders received.
Advise on the appointment of the contractor; prepare the building contract for signing by the contractor and our client.
Administer the terms of the contract. Visit the site as appropriate to generally inspect the progress and quality of the work; certify payments to the contractor. Inspect and certify completion and arrange handover to our client; give general guidance on maintenance and provide a set of record drawings; inspect any defects and their making good at the end of the specified period; certify final payment to the contractor.
Other services we may provide include:-
Act as Principle Designer under the Construction Design and Management Regulations; advise our client of his duties; advise on the competence of contractors; prepare the pre-construction information; ensure the construction phase Health and Safety Plan is prepared and give notice construction may commence; prepare the Health and Safety File and deposit with our client.
Make measured surveys, take levels and prepare drawings of existing sites and building.
Prepare specifications and /or schedules for repairs or restoration work and inspect their execution.
Prepare detailed designs for special works and fittings.
Prepare landscape designs
Conduct negotiations with a planning authority.
Submit plans of proposed building works for approval of landlords, mortgagers, freeholders or others.
